Elite Transaction Management for Single Family Residential / Multi-Family

  • Client Care & Communication

  • Coordination between Contract Parties

  • Monitor Contract Dates during the Escrow Period

  • Open Title w/Designated Title Company & Escrow Officer

  • Verify receipt of Earnest Money Copies and/or Proof of Funds

  • Verify FHA/VA Amendatory Clause Executed

  • Place Appraisal Order & Follow-Up Communication w/Lender

  • Review & Forward Preliminary Title Report to Buyer/Seller (as applicable)

  • Follow-Up W/ Buyer or Selling Office for Prelim Acknowledgment

  • Place Order for Well and/or Septic Testing, Certificate of Onsite Systems Approval (COSA) 

  • Place Order for Recertified or New As-Built Survey (if applicable)

  • Follow-Up w/ Engineer/Surveyor on Status of Order/Reports

  • Follow-Up w/Listing Office for Reports/Inspections

  • Follow-Up w/Seller or Listing Office for Septic Pumping Invoice (if applicable)

  • Provide Information & Assist Client w/Ordering Resale Certificate (if applicable)

  • Create & Submit Commission Letter to Title Company

  • Submit Invoice To-Be-Paid through Title 

  • Provide Weekly Progress Updates to Clients

  • Provide Buyer/Seller Contact information and other closing related information to Title

  • Request Repair Receipts/Invoices/Photos of Repairs from Listing Office

  • Enroll Client in Home Warranty (if applicable)

  • Coordination of Documents Requiring Signature

  • Coordination of Utility/Mailbox Information to Clients or Selling Brokerage (as applicable)

  • Communication w/Lender throughout Transaction

  • Review of Settlement Statement

  • Schedule Client Closing Appointment

  • File Submission for Compliance to Broker for Approval

  • Update Listing Status in MLS

  • Congratulatory Email sent to Clients w/Transaction Documents

  • Tax Email w/Settlement Statement sent to Client in January
